Yes, you can generally sell a house after a failed roof inspection, but the findings may affect the buyer’s obligations, the lender’s approval, and what must happen before closing. “Failed” is usually transaction shorthand, not a universal roof-inspection grade. The written report, purchase contract, financing terms, and applicable disclosure law control the practical result.

An unfavorable report does not automatically require the seller to replace the roof. A report and an appraisal do different jobs

For loans that follow Fannie Mae requirements, an appraisal must identify physical deficiencies that could affect safety, soundness, or structural integrity. Such an appraisal may be made subject to repairs or a satisfactory inspection by a qualified professional. Other loan programs can apply different standards.

What a visual inspection does not prove

The inspection agreement and local rules define the actual scope. Under InterNACHI’s home-inspection standard, the roof review covers visible roof-covering materials, drainage components, penetrations, and roof structure seen from readily accessible openings.

That standard describes a non-invasive visual examination. It does not require walking every roof surface, removing conditions that block observation, predicting service life, certifying the roof, or confirming how the covering was fastened. Concealed decking, underlayment, fasteners, and other inaccessible conditions therefore may require a specialist or more intrusive evaluation.

Practical bottom line

A poor roof report can change price, repairs, credits, deadlines, financing, or a buyer’s willingness to proceed; it does not create one universal outcome.
