Choose a roofing professional with solar-attachment experience
A qualified roofing professional should inspect the roof after solar installation. Choose someone experienced with the specific roof covering and the type of rack attachments used. An independent inspector is especially useful when the homeowner wants verification beyond the installer’s own completion check.
The solar installer should still document and correct its work. However, an installer’s closeout, a municipal permit inspection, and a roof-condition inspection serve different purposes. The U.S. Department of Energy says a local-government professional inspects the new array after installation to confirm applicable safety codes were followed. That inspection should not be treated as a complete diagnosis of the roof’s weather-shedding condition.
Match the reviewer to the question
Use a roofing professional for roof coverings, flashing, drainage, and leak evidence. Use a qualified solar or electrical professional for array hardware and electrical concerns. A structural engineer is appropriate when movement, altered framing, or capacity is in question.
Why roofing experience matters
Rooftop solar creates an interface between the array supports and the roof assembly. DOE identifies solar installers, roofing experts, and structural engineers as distinct professionals who can help assess roof suitability. After installation, evaluating the roof side of that interface requires more than confirming that the panels produce electricity.
A practical post-installation roof review should address accessible areas such as:
- roof coverings near attachment points and work paths;
- flashing and visible seal details at penetrations;
- gutters, valleys, and other drainage routes near the array;
- displaced, cracked, or abraded roofing materials; and
- accessible attic or ceiling areas for visible moisture evidence.
Ask for a written report identifying what was observed, photographed, inaccessible, and outside the inspection scope. If the roof carries a contractor or manufacturer warranty, first check its terms; the warrantor may specify who may inspect or repair the assembly.
Know what the inspection cannot prove
Solar panels can restrict visibility, and a visual inspection does not reveal every concealed condition. A standard home inspection may also be too broad unless its scope specifically covers the post-solar attachment areas.
For example, InterNACHI’s home-inspection standard includes visible roof coverings, flashing, penetrations, and accessible roof structure. It does not require an inspector to walk unsafe or damage-prone roof areas, uncover components, warrant the roof, or confirm proper fastening. Those limits should appear in the report rather than being blurred by a blanket statement that the roof “passed.”
If the review finds suspected electrical defects, structural movement, or concealed leakage, the roofing inspector should identify the limitation and recommend the appropriate specialist. The practical answer is role-based: use roofing expertise for the roof, solar or electrical expertise for the system, and the local official for required code approval.
